Management
l The Tenancy

Our experienced staff are accustomed to dealing with all types of property, ranging from studio apartments, larger flats, family houses and more substantial residences alike, and are therefore aware that each category requires precisely the same amount of care and attention to detail.
Our rental value:

Our rent range varies depending on the size of the flat / local market;

1. Studio / one bed flat / apartment (£150 a week to £200 a week)
2. Two beds house / flat (£185 a week to £260 a week)
3. Three beds house/flat (£285 a week to £310 a week)
4. Four beds house / flat (£300 a week to £360 a week)

Pre - Requisites:

1. 4 weeks deposit + 4 weeks rent in advance (based on the rent)
2. An administration fee of £100.00 (non-refundable)
3. A guarantor ( property owner /proof of ownership is required)
4. Bank reference / Employee reference / Previous Landlord reference


Management



We enter into a contract with the Landlord for the management of a property, for 3 years [min]. Alternatively, we can provide a ‘tenant finding’ service for a minimal fee [based on rent charged].

The rent receiving landlord will be responsible for providing safe accommodation to rent paying tenants.

The tenant will be responsible for payments of Telephone if provided, Electric, Water, Gas, Council Tax, during the full term of tenancy.


The Tenancy


Normally (unless otherwise instructed) Assured Shorthold Tenancies under the Housing Act 1988, as amended by the Housing Act 1996, are recommended for Residential Properties. Notices under Section 20 of Housing Act 1988, to say the tenancy is an Assured Shorthold tenancy will not be required to be issued for agreements entered into after 28th February 1997. This is now incorporated in the new format tenancy agreement.
